General Contracting

Construction Management at Risk

M. B. Kahn has delivered more than $2 billion in successful Construction Management at Risk (CMAR) projects, building strong partnerships with owners, architects, and field teams from day one. CMAR provides greater owner control and prioritizes value, quality, and expertise—not just the lowest price. To eliminate change orders, a CM at Risk process allows for collaboration and input during design to ensure design intent is adequately reflected and that appropriate coordination has occurred across design disciplines prior to bidding. We establish a Guaranteed Maximum Price (GMP) for Owner approval prior to construction, combining competitive pricing with cost certainty, the best subcontractor resources, and full transparency.

Design-Build

Single-Contract Simplicity, Turnkey Delivery

Design-build is a method of project delivery in which one entity - the design-build team - works under a single contract. Over the past 15 years, use of design-build has accelerated in the United States, making this delivery method one of the most significant trends in design and construction today. M. B. Kahn has developed a sound program that provides both design and construction services under a Design-Build contract. Our team approach to design-build services puts the owner, architect, engineer, and the contractor together in the early stages of the project. Integrated Project Delivery

EPC

Under an EPC contract, the contractor designs the facility, procures the necessary equipment and materials, and builds the project. In most cases, the EPC contractor carries the project risk for the schedule as well as the budget in return for a fixed price or guaranteed maximum price (GMP), depending on the agreed upon scope of work. When the scope is restricted to engineering and procurement, this is referred to as an EP, E and P, or E+P contract. This is often done in situations in which trade contractors are hired to perform the different scopes of work or when the owner does the construction.
